More Re-Inventing Real Estate

I’ve long been a customer of PDX Homequest, and it’s been a great enhancement to my business and an awesome tool for my buyers. I was pleased and excited to see today on their News page that they will soon be releasing an IDX application. What this means is that visitors to my website will now be able to search for homes without having to register, submit their email, etc. They can register if they like, to receive an email update. It’s always been my policy to make an inital “welcome” contact, with the open invitation to contact me, and then leave the user alone until they are ready. This isn’t anything new or revolutionary in the arena of real estate websites, but I’ve loved the Homequest service enough that I’ve patiently waited for them to develop this application.
More importantly, offering this sort of information to the general consumer typifies the “transparency” revolution that is changing the real estate industry. Brokers are no longer the gatekeepers of information now that the WWW is at everyone’s fingertips. Rather real estate brokers are evolving into more specialized professionals that guide you through the buying and selling process, even within niche markets. Negotiating, transaction management and customer service have taken on a whole new flavor. Customer expectations of knowledge, experience, and service are higher and negotiating is more intense (although some of that is attributable to market conditions). Ultimately, it comes down to working with a broker that understands their clients’ needs, goals, capabilities and limitations and is willing to adapt accordingly.
